Services:
Boundary surveys – formally define the boundaries of a parcel of land based on the parcel’s legal description. These surveys can be used for buying, dividing,
improving, or building. They depict the dimensions of the parcel based on the deed or plat of record and result in an exact determination of the limits of the
parcel.
Topographic surveys – show the height, depth, size and location of manmade or natural features on a given parcel of land, as well as the changes or contours in
elevation throughout the parcel. These surveys are typically used for permitting and drainage design.
Mean High Water or Tidal Water Boundary surveys – establishes the boundary between an upland parcel and tidally influenced shoreline. The shoreline may be
man made (an upland cut) or natural (sovereign submerged lands). These surveys are typically used for sales or permitting of upland improvements,
shoreline revetments, seawalls, or docks.
Construction Layout – a service to establish a designed improvement for new construction. Typically involves the staking of wood hubs and or wood lathe
with reference horizontal and vertical information as requested by the contractor
As-built or Record surveys – depict the constructed improvements for review and comparison to proposed improvements. These surveys are typically
prepared to satisfy municipal requirements for commercial projects involving civil engineering construction plans
Sketch and Description – Illustrates & describes a parcel sufficient to locate the parcel. These are typically prepared for land transfers or the creation of
easements.
Federal Emergency Management Agency (FEMA) Elevation Certificate – prepared with specific elevations, square footages, photographs, and other data
points as required by FEMA. These are typically used to obtain flood insurance and or to comply with municipal permitting required for new construction.
American Land Title Association/National Society of Professional Surveyors (ALTA/NSPS) Survey – a highly detailed survey product designed to
assist all parties involved in a commercial real estate transaction. These surveys conform to specific accuracy standards and can include varying information
depending on the client’s needs and as dictated by a completed “Table A” list of requested items.
Lot Corner Flagging – a service to recover and flag boundary corners as shown on a furnished boundary survey or plat prepared by others. This service
is for a client who simply wishes to find corners that are shown on a survey they already have. It does not involve a new boundary survey or boundary opinion,
nor does it involve any field measurements. If any corners are found to not exist or have been lost at any point in time the client will have the option to request a
new boundary survey to be completed.
